Frequently Asked Questions About Tiny Homes on Wheels

Council & Regulation

Do I need council approval for my tiny home?

Our Tiny Houses are classified as “Caravans” and do not necessitate council approval. Each unit comes with a VIN number that is pre-registered with the QLD Department of Transport and Main Roads (TMR). While caravans do not require Development Application (DA) approvals from councils, regulations regarding permanent residency may vary among councils and states. We highly advise contacting your local council for detailed information on current regulations and guidelines.

Do I need development approval and a council permit to build and place a tiny home on my own land?

Tiny homes on trailers are legally classified as ‘caravans’ in Australia due to their non-permanent nature and lack of foundation requirements, typically exempting them from Development Approval. Placement and permit requirements vary by council, with many allowing one tiny home per property and requiring special permission for more than two. It’s essential to check local council regulations before purchasing.

At what stage should I involve the council regarding the placement of a tiny home on my property, and can you assist with that process?

Yes, we can assist with the steps after discussing your application. Please ensure you have the details of your land available, including the specific address and intended use, so we can explore the options together.

Do I need any special permits to drive it on the road?

The tiny houses on wheels are categorized as caravans, meaning they do not require any special permits for road transportation. However, you will need a suitable vehicle equipped with the necessary towing attachments and safety features to tow the specific model of tiny house.

Do councils approve of tiny home on wheels on private properties?

We construct our tiny houses on trailers to comply with regulations applicable to caravans. Regulations governing the use of caravans and other transportable dwellings on private land vary widely among local councils. While some councils actively embrace tiny houses on wheels, others approach them with caution or resistance. It is recommended to contact your local council directly for accurate information. If they are unfamiliar with the term “tiny house,” inquire about caravan regulations as they often overlap.

Where can I park my tiny home?

Owning your own property remains the optimal solution. Alternatively, there are cost-effective options for parking your tiny house on wheels. Some individuals rent out their driveways or backyards to those with caravans or tiny houses. Given that our tiny homes are constructed on trailers and adhere to caravan regulations, they are welcome at most caravan parks and in many emerging tiny home communities nationwide.

As the tiny home movement gains momentum and potentially influences local councils, could authorities at various levels—local, state, or federal—adjust regulations to facilitate easier utilization of tiny homes?

Indeed, as the demand for viable living solutions grows, we anticipate regulatory changes that could make it easier to use more tiny homes. However, it’s crucial to recognize that the standards for quality tiny home construction will also rise. Before making a purchase, thoroughly investigate the credibility and construction practices of the tiny home builder, as government scrutiny of these practices is likely imminent. Health and safety considerations are just as critical for tiny homes as they are for traditional housing, which is rigorously regulated in Australia.
